Germantown might be Philly's next big thing. Northern Liberties and Fishtown are so overpriced by now. Those neighborhoods have good restaurants and nightlife. I have a bunch of friends who live in Germantown and love it. The amount of house they get for what they paid is inverse to Fishtown. Germantown lacks the amenities. But it makes up for it in house size and aesthetic beauty and Wissahickon Park is the best. And there has been a long-established sorta-granola community there that stayed in Germantown despite crack ripping apart the area. G-Town also has the space. It's one well-regarded gastropub/performance space away from becoming a big deal. I don't know if the Bellfield corridor is where it will happen. I'd imagine the areas next to Mount Airy and East Falls would be the first. The bottom part of Chelten Avenue already has some decent places to eat. However, some developer bought the old Phi Kap house and is opening it next year as a luxury student housing thing. Wonder how that will work.
